Featured Project: Tenant Build Out – Family Law Office Suite

Our client needed a full tenant space build out for a high-profile family law practice within in a commercial office building in Fairfax, VA. The fact that such a high profile firm would be the end user was not lost on the design team, and Ultra Company understood that they would expect nothing but the best when it came to their new office space.
Project Solutions
Ultra began the project with selective demolition of the existing 3,000 square foot suite, taking the space down to the concrete deck and existing acoustical ceiling, leaving only the demising walls that separated the suites. Demolition included existing electrical and HVAC, which was removed as needed to allow for the new tenant’s needs.
Ultra began framing the new space, which included seven private offices, a conference room, reception area, administrative work stations, a kitchen, and a copy/file room. The electrical portion of the project included installing a new panel to handle the increased electrical demands of a busy law firm. The mechanical portion required relocated numerous supply and return grills and linear diffusers.
The project challenges really began at the finishes stage, but Ultra and its team of carefully chosen subcontractors were ready to meet and exceed the demands and expectations of this high profile client. Each office was finished with crown molding, chair rail, wood base, and built-in bookcases. Once all of the millwork was completed, each office was painted a custom color.
The conference room was an interesting space to complete, as it had the same millwork as the offices, but also included a frosted glass storefront to give it an open, modern feel. In the administrative areas, Ultra constructed custom millwork workstations, including lower and upper cabinets and well as laminate work surfaces, which were fitted with custom wood caps.
The kitchen was typical of a tenant fit-out of this size, including a new ceiling-hung hot water heater, new dishwasher, new garbage disposal, and of course custom millwork cabinets and counter tops to blend with the rest of the suite. Custom-made desk and bookcases were added to the reception area..
Ultra Company installed and stained new doors to all of the offices, gave the entire space a new coat of custom paint, including numerous accent walls, and installed an upgraded carpet throughout the suite. After the final walk-through, Ultra quickly completed the remaining punch list items, ensuring that every last detail was perfectly executed and ready for client move-in.
